Attorneys who appear in the Hartford Judicial District.
Any Connecticut-licensed attorney may appear in any Superior Court. What a firm that appears here regularly brings is familiarity with this court’s mediators, clerks and calendar, so firms the court record shows filing here come first, ordered by the number of homeowners each defended in this court in the year to September 2026. Firms that name this district on their own website come next, then firms with an office among the towns heard here. A Featured Position, where present, is paid and is labeled.

What happens at this courthouse.
- Service and return date. A marshal serves the complaint, and the lender’s attorney normally records a lis pendens with the town clerk (C.G.S. § 52-325). The return date printed on the summons is the day the case officially begins at 95 Washington Street; file an Appearance on or before the second day after it (Practice Book § 3-2); you do not appear in court that day.
- Mediation notice. If the property is your primary residence, you may be eligible for the Foreclosure Mediation Program. Requests are filed with the clerk here and sessions are held in this building. The program currently covers cases with return dates through June 30, 2029 (C.G.S. §§ 49-31l, 49-31v), and the General Assembly has extended it several times; check the Judicial Branch program page or ask counsel about eligibility.
- Motions and judgment. The lender moves for default and then for judgment. A judge at this courthouse decides whether the judgment is strict foreclosure (title passes to the lender on a set date, no auction) or foreclosure by sale (a committee auctions the property and the court approves the result). A sale is ordered only on a party’s motion and at the court’s discretion; equity in the property is the usual consideration.
- Law days or sale. Under strict foreclosure each defendant is given a law day to redeem by paying the debt in full; if nobody redeems, title vests in the lender. Under a decree of sale, the auction is held on the property and the sale is confirmed by this court. A deficiency claim, if any, is heard here afterwards.

Questions about the Hartford Judicial District.
My property is in Manchester. Do I go to Hartford or Manchester court?
Hartford. The Manchester courthouse on Center Street is a Geographical Area court for criminal and motor-vehicle matters. Civil cases, including every foreclosure, from Manchester are heard at 95 Washington Street in Hartford.
Where is foreclosure mediation held for Hartford cases?
At the Hartford courthouse. Mediators for the Foreclosure Mediation Program are assigned by the Judicial Branch and meet at 95 Washington Street. Your mediation notice will give the mediator's name and the room.
Is the Hartford docket slower because it is the biggest?
Not necessarily. Volume is high, but so is staffing, and foreclosure cases move on the same statutory clock everywhere in Connecticut. Delays usually come from mediation extensions or contested motions, not the calendar itself.
